As we head into the traditional fall real estate market, the story isn’t simply that it’s a “buyer’s market” or a “seller’s market.” It’s increasingly property-specific.
Across Ontario, August sales activity remained slower than we’ve historically seen, while buyers continue to have considerably more choice than they did during the ultra-competitive markets of recent years. That creates opportunity — but it doesn’t mean every home is sitting or that buyers can approach every property the same way.
For sellers, pricing and presentation matter enormously right now. Buyers have options, and homes that come to market positioned too aggressively can quickly lose momentum. A strong launch, realistic pricing strategy and great marketing aren’t optional extras in this environment.
For buyers, more inventory can mean more negotiating power and time to make an informed decision. But the best properties — particularly those that are well priced, well maintained or offer something difficult to replicate — can still attract competition.
The takeaway? Don’t make a real estate decision based on the market headline alone. What’s happening with your particular property type, price range and neighbourhood is far more important than a provincial average.
If a move is somewhere on your radar for this fall or even into 2027, we’re always happy to have the conversation early. Sometimes the best first step isn’t listing or buying — it’s simply understanding your options.
