Success Isn’t About the Market—It’s About the Strategy

There’s no question that today’s real estate market looks different than it did a few years ago. Homes aren’t selling overnight simply because they’re listed, and buyers have more opportunities to make informed decisions.

What hasn’t changed is the importance of having the right plan.

Over the past month, we’ve had the privilege of helping clients through a variety of successful transactions—from achieving a full-price sale to representing both the buyer and seller in the same transaction, and guiding first-time buyers as they begin their homeownership journey.

Every client has different goals, which means every strategy should be different too. Sometimes that means carefully timing a listing launch. Other times it means identifying a pricing adjustment that creates renewed interest, negotiating favourable terms beyond price alone, or helping buyers recognize value that isn’t immediately obvious.

Real estate isn’t about chasing headlines or trying to time the market perfectly. It’s about understanding today’s conditions, adapting your strategy, and making confident, informed decisions.

If you’ve been wondering what your next move could look like, we’d be happy to have a conversation—whether you’re planning something this season or simply preparing for the future.

Mortgage & Interest Rate Update

On June 10, the Bank of Canada announced that it would hold its overnight lending rate at 2.25%, marking another pause in its rate cycle.

While inflation has cooled significantly from its peak, economic uncertainty remains. The Bank is continuing to take a cautious approach as it monitors inflation, employment, consumer spending, and global economic conditions before making further changes to interest rates.

What does this mean for buyers and homeowners?

  • Variable-rate mortgage holders will see no change to their interest rate or payments as a result of this announcement.
  • Fixed-rate mortgages remain influenced primarily by bond market movements rather than Bank of Canada announcements.
  • Borrowing costs remain considerably lower than they were a year ago, helping improve affordability for many buyers entering the market.

While no one can predict future rate decisions with certainty, many economists continue to anticipate the possibility of additional rate cuts later this year if inflation remains under control and economic growth continues to slow.

Whether you’re considering buying, selling, refinancing, or renewing your mortgage, it’s important to understand how today’s rate environment may impact your options and long-term plans. If you have questions about your buying power, an upcoming renewal, or would like to explore financing options, we’re happy to help. We work with a network of trusted mortgage professionals and would be pleased to connect you with someone who can provide guidance tailored to your situation.

The Market Right Now (What People Aren’t Always Seeing)

There’s a bit of a disconnect happening right now.

Buyers are hearing “the market is slower”…
Sellers are still hoping for last year’s prices…
And the truth is sitting somewhere in the middle.

What we’re actually seeing locally:

• More homes hitting the market = more choice for buyers
• Buyers taking their time (and negotiating more)
• Homes that are priced right and show well are still selling — often quickly
• Homes that miss the mark are sitting… sometimes longer than expected

This is where strategy comes in.

It’s not just about listing your home — it’s about how it’s positioned from day one. Pricing, presentation, marketing, timing… they all play a role in whether a home gets attention or gets overlooked.

Same goes for buyers — the opportunity right now isn’t necessarily “cheap homes”… it’s less competition and more room to negotiate.

If you’ve been trying to make sense of the market, you’re not alone. It’s nuanced right now — and that’s where having the right guidance actually matters.

Your First Home Starts Here — Early Bird Bonus Included

Quick update on something we mentioned recently, our First-Time Buyer Seminar is coming up, and the conversations around it have already been really good.

What’s been interesting is how many people are in the same spot right now…

Not necessarily ready to buy tomorrow, but starting to ask: “Could we actually make this work?”

That’s exactly why we put this together.

This isn’t about overwhelming you with information — it’s about helping you understand what your options look like in today’s market, and what steps actually make sense based on your situation.

We’ll be walking through:

• What buying could realistically look like for you right now
• Where most first-time buyers get stuck (and how to avoid it)
• How to prepare without feeling like you need to rush
• And what’s changed in the market that buyers should actually be paying attention to

It’s a small group on purpose — more room for real questions, real conversations, and clarity you can actually use!

If you’ve been quietly thinking about buying, this is probably the most helpful place to start. For more information & to register, click here.

A Proud Moment for The Hummel Team

Earlier this year, we received some exciting news that we’re very grateful for and proud to share with our community.

For 2025, The Hummel Team was ranked #9 in Canada among all Coldwell Banker teams with 1–2 members for Gross Commission Income. With thousands of Coldwell Banker agents and teams across the country, this recognition places us in the Top 10 in Canada within that category.

While awards are never the reason we do what we do, recognition like this is meaningful because it reflects the trust our clients place in us and the continued support from our community. Real estate is ultimately a relationship business, and every transaction represents a family or individual who chose to work with us during an important moment in their lives.

We have always believed that success comes from showing up consistently, giving honest advice, and working hard behind the scenes to make each move as smooth as possible. Being recognized nationally is simply a reflection of the many wonderful clients and referrals that have made that possible.

We’re incredibly grateful to everyone who has trusted The Hummel Team over the years, and we’re looking forward to continuing to serve our community in the years ahead.

Thank you for being part of the journey. 💙

Up Next: Coldest Night of the Year

Next weekend we’ll be taking part in Coldest Night of the Year — a fundraiser supporting people in our community experiencing hurt, hunger, and homelessness.

There’s still time to:

  • Donate to the cause
  • Walk with us and help raise awareness

If you’ve ever thought “I should do something,” this is a pretty easy place to start — bundle up, walk together, and make a real impact locally.

(We’ll include the link here .)

Real Estate Update

While we were on the ice, the market definitely wasn’t frozen.

New opportunities are coming up across Alliston and surrounding areas, and we’ve included our active listings and some notable local homes at the end of this newsletter. If something catches your eye — or you just want context on what you’re seeing online — reach out anytime. Even a quick “is this crazy priced?” text is always welcome.

See you around town — probably with coffee in hand.

Community Skate Recap ⛸️

This past weekend we hosted our Free Community Skate at the New Tecumseth Recreation Centre — and wow… what a turnout.

Families filled the rink, kids zoomed around (some confidently, some… enthusiastically 😄), and the mini sticks were a massive hit. We handed out a whole pile of them, warmed everyone up with hot chocolate, and wrapped it all up with our draw for the 10-pack skate sharpening card.

A big thank you goes to Chin & Orr Lawyers, who generously sponsored the hot chocolate and helped make the afternoon feel extra cozy. Community events only work because local businesses & partners show up for their neighbours — and that’s exactly what this was.

More than anything, these events remind us why we love working locally. Real estate is about houses… but home is the people inside the community.

A Heartfelt Thank You!

We’re incredibly grateful to share that we were named the Diamond Winner – Best Real Estate Agent in the Alliston Readers’ Choice 2025 Awards 🏆

Many of you might remember seeing our nomination earlier this year, and yes, we did ask for your votes. You showed up, you voted, and you made this possible. We don’t take that support lightly.

This recognition means so much to us because it comes directly from our community. From long-time clients and friends, to neighbours we haven’t met yet. Your trust is everything. It’s what motivates us to keep raising the bar, staying local, and showing up with care, strategy, and honesty in everything we do.

Thank you for believing in us, supporting our family-run team, and allowing us to do what we love every day. We’re truly honoured.
